In addition to the challenges of trying to sell your home contents as noted in this article and in our videos, we are now dealing with the Corona Virus and extreme social distancing. So ask yourself, in this day and age, would you want to go to a strangers home and buy pre-owned furniture? Probably not. Then on top of that, what most sellers never think of is the logistics and cost of simply moving an item from a sellers home to a buyers home? Who pays for that? This has to be factored into the selling price, if there is even a demand or interest in todays environment.

So does this mean you can not sell your pre-owned home contents? No. Absolutely not. You may be able to sell your older unwanted items, but understand that todays buyers tend to want more updated and contemporary items reflective of todays styles. Additionally, todays home owners tend to want a more simplified look and feel and not want many items that were popular years ago. So be realistic. How about trying to sell your household items on your own?

Are we saying that you cannot sell items in your home? No. Absolutely not. We are just trying to share with you insights into what is most desirable to buyers today and the dynamics of the market today. Naturally, you can trying to sell your household contents yourself, but be aware of the challenges you will face. Do you want strangers in your house? Be prepared for people who express interest to just not show up even when you feel you have a confirmed appointment. Be prepared for people who may show up, for them not to have the money to pay for the item that you agreed to over the phone or online. Be prepared for people to cancel appointments multiple times while you are on your way to meet them. So, it is not easy, but it is not impossible. Just be prepared.

OK, so if you cannot sell your stuff most people will say they will just contact a local charity and they will come over and pick it up; right? Wrong. Sorry. With the COVID environment we are in, charities are hesitant to come into your home. Then you have put yourself in the shoes of the buyer. Would you want to buy someone else items in this COVID era? Lastly, keep in mind that charities have a limited amount of physical space, so it is highly unlikely that they will come over and remove items that your own family did not want or that you could not sell. We know this may sound harsh, but it is true. On a worse case scenario, we can remove all your unwanted contents and help you cleanout and downsize your home and or get it market ready for sale.

Things have really changed over the last few years. Items that people thought were valuable years ago, such as collectable figurines or china cabinets filled with plates and glassware are no longer in style. Furniture that is still functional but is 20 years old is just not in style or in demand today. We have found that 50 is the magic age. People over the age of 50 already have many of the things that people want to sell and do not want any more of it. People under age 50 simply do not have interest in many of the things that people want to sell. It all boils down to style, age, condition and desirability. We always tell people that it does not matter what you paid for it…something is only worth what someone else is willing to pay for it. The simple test we ask people to do is invite friends and family over to let them take what they want. You’ll be surprised by the reaction you get. The majority of folks will say thanks but no thanks and will take nothing. Yes, it’s sad but true.

Our clients are often shocked to find out that no one in their family wants their china or old dining room set, but they still believe that someone else will certainly want it. Doesn’t it tell you something when your own family or friends don’t want your stuff?

Millennials and Gen Xers are resistant to the influx of furniture, kitchenware, and general stuff that comes with their parents’ downsizing.

Parents are often frustrated that they cannot even donate it. Then there is the challenge of content disposal and the transportation of it. When folks tell us their stuff is 20 or 30 years old, we have to tell them that there is little to no value to it. They often then get frustrated and don’t want to pay for the transportation costs associated with loading, driving and unloading their stuff just to get rid of it.

What about antiques? Unfortunately, the antique market has dropped off dramatically for all the same reasons. The younger generation just does not have the interest that there was some 15 to 20 years ago with antiques. So what is hot? Its furniture and items that are more contemporary in style and age. Items that are 3 – 7 years old and in great condition still have a market. This is typically called transitional furniture. We always ask people, how much would you pay for a 20 year old couch? If the answer is, I would not…or maybe $20…well then you really have your answer…don’t you?

It’s not all that surprising when you think about it. For one thing, younger generations might not have the space to store table service for 12. The average age of homeownership has been pushed back, and the number of millennials who own homes is at a record low.

Experts say it’s partly economic — 20- and 30-somethings buckling under student-loan debt and having trouble securing work right out of school don’t have the disposable income for many of the traditional life markers, like buying a home or getting married — but these grown kids may also have different value systems. On top of this 40 and 50-year-old parents are struggling with trying to figure out how to pay for their kids’ college and are nervous with today’s ever changing job market.

Consider some of the movements of the past few years:

Tiny houses. Tiny houses are less costly and have extremely limited storage. But that’s not deterring the people flocking to more-limited living space.
Scaled down capsule wardrobes. One of the hottest trends in the fashion blogosphere in the past few years is the capsule wardrobe, in which you wear only a fraction of the clothes you own, ultimately aiming to isolate those you no longer need.

Early retirement. The way people retire is changing, and some people are doing it earlier than ever through a combination of aggressive frugality and extreme saving.

Renting everything. Many younger adults see the appeal of renting everything, including homes phones and cars; and companies are happy to help them do it.
Experiences over things. Psychological research has repeatedly found that spending money on experiences rather than tangible things makes people happier, a concept embraced by 20- and 30-somethings, some of whom even cast aside traditional jobs and lifestyles to travel the world.

Large expenses – College bills and Credit card debt. Both parents and younger adults do not have the disposable income that was available years ago due to large college loans and ever-growing credit card debt

Low cost new furniture. The market place is flooded with new and lower priced furniture that is more in line with today’s style and preferences. It may not last as long as the well-made furniture of the past, but today’s buyers get bored with their furniture after 7 to 10 years and would rather buy new furniture and change the look of their home more frequently.

The younger adult generations simply want something different from their parents.

Here are some helpful tips that will relieve stress and boost your health:

1. Take care of yourself by getting regular checkups and eating healthy.

2. Combine two things that are good for you: exercise and companionship. While someone else watches over Dad, go for a bike ride with a friend or play ball with your kids.

3. Get a good nights sleep. If possible, share nighttime responsibilities with someone else so you can get yourself to bed at a decent hour.

4. Laughter helps relieve stress and release positive emotions.

5. Combine a stress reliever with care giving tasks such as listening to music or watching videos while cooking dinner for Mom, doing laundry or paying her bills.

Tips for preventing caregiver burnout:

1. Ask others to help. Don’t think you’re the only one capable of helping your loved one. Ask around for help. Find out if a friend, neighbor or relative will chip in on the chores.

2. Take time for yourself each day by indulging in a good book for a half hour or taking a short nap. Or do something special for yourself each week, like a movie or shopping with a friend, or taking a long walk.

3. Take advantage of the many formal or informal services you can find.

4. Set limits on how much time and effort you can physically and mentally devote to care giving.

5. Let it all out… share your feelings of sadness or grief with a good friend, family member, spiritual advisor, professional counselor or anyone you can trust.

Keep hassles and small details in perspective. If the carpet doesn’t get vacuumed today, dinner is served later than usual or the laundry waits until tomorrow, that’s OK. Need time for personal affairs, to get rest or to simply take a break?

Taking care of yourself is the best thing you can do for you and those you care for, so take it seriously.

Top 10 Home Downsizing Tips

1. Write a list of all the items you love and can’t part with; it will help you to discard the things that did not make your list.

2. Start going through your belongings at least three months before the move. Take some time each day, or a morning each week, to go through that jammed coat closet and overflowing filing cabinet. Make sure to take out all important documents. Put them in a safe place.

3. Get a feel for the size of your new home and the size of the room and compare them to your home. You may think you can squeeze in items from your old home into your new home and that may not be the case… so measure each room to compare and contrast.

4. Go through items in your home that don’t have as much sentimental value. Take the kitchen, for example; most people don’t need 10 mixing bowls and won’t get teary-eyed over losing a second spatula. If you’re downsizing from a house to a condo, target the garage. Snow shovels, the lawn mower, ladders – you won’t need any of them. Please remember that when discarding unwanted items that not all trash companies or local municipalities will take items such as TV’s, air conditioners, refrigerators, tires, paints and old computers. Check with your local providers and townships for more details.

5. Consider recycling or donating unwanted items. Recycle, reuse, sell and donate instead. Don’t be afraid to ask your neighbors if they can use any of the small items in your house (cleaning products for example) instead of just throwing them away.

6. Label your packing boxes… decide which ones you want to Keep or Sell or Donate. Just a rule of thumb… when downsizing…only keep about half of your current belongings. Charities are a great way to get rid of unwanted items. Some charities will even come out to your property and pick them up (depending on condition of the item as well as the size)

7. Don’t be afraid to ask others for their opinion. If you can’t decide whether to keep or get rid of a specific item, don’t be shy in asking for a second opinion either from family, friend or neighbor.

8. Be very mindful that when selling your goods, they will not sell anywhere close to what you originally paid for it.

9. Sketch out and map out a floor plan to prearrange your furniture before the move. This is another useful reality check. To start, draw plans if you don’t have any, and sketch in a furniture layout. Don’t wait until after you move to contend with.

10. Once you get to the packing stage, use a system to organize all of your boxes. There are many ways to help organize your move, but one way is to choose a color for each room and mark the boxes destined for that room with a coordinating color sticker. Another option is to do it numerically so each room will have a number.

Downsizing and home clean-outs can be a physically and emotionally draining process for anyone, especially when dealing with the passing of a loved one. Please keep this in mind. How Our Process Works

We begin by meeting with you personally. This allows us to understand your personal needs and for us to develop a tailored solution to meet your individual goals. We offer extreme cleaning and extreme home cleanout services, removing contents from hoarder homes to multi-million dollar homes.

As certified Senior Real Estate Specialist, we then conduct a comprehensive market analysis, which will help give you a feel for the value of your home, your contents and their value. We then will evaluate the contents of the property with you to ascertain what you wish to keep, give to friends and family, donate, shed, discard or move to your new home. A full inventory is done at this time and is sorted based on your direction to us. This allows us to begin the home cleanout and staging for you.

For items of value, we can facilitate an Estate Sale or help remove contents and liquidate them.

For items you wish to part with, we will arrange for the disposal of them or donate them to charitable organizations. For items you wish to keep, we can arrange for them to be packed and moved. We then work with you to determine a moving schedule.

Property Manager PA NJWe wanted to share some insights with you in handeling Real Estate…now, specifically buying and selling a home during the challenging times we are currently facing with the global Coronavirus outbreak.

First and foremost, we want to give thanks to the brave men and women who are out on the front line; our first responders, healthcare workers, medical personnel and support providers. Secondly, we ask all to practice safety and social distancing during this national emergency.This is part of an on-going series of real estate articles by Nick Santoro and Joe Santoro of Personal Property Managers ( www.personalpropertymanagers.com ) who service Pennsylvania and New Jersey and specialize in real estate, home content downsizing, senior transition services, property management and estate sales.

So, what do you do if you are trying to sell a home or would like to buy a home now…in the middle of a national emergency?

We would like to share some tips and insights with you to help better understand the Real Estate process in these most unusual times.

So, let’s take a look at the facts, which are very important in determining a game plan for Real Estate whether you are buying or selling a home now, in these most troubling and confusing of times.

At the time of the writing of this article, just about 7 weeks into the COVID-19 / Corona Virus shutdown, we have seen over 33 million people laid off and file for unemployment in the US. This is a staggering number, with 1 in 5 Americans either furloughed or permanently laid off. We have seen unemployment go from statistically full at 3.5% to 20%.

We have seen 3.7 million people test positive with the virus, with about one third of those in the United states at over 1.2 million.   We have seen over 260,000 deaths world wide with over 75,000 in the US. To put this in perspective, the amount of fatalities in the US from the virus is more than the total deaths in the Vietnam war and the Afghanistan and Iraq wars combined.

What does this mean for Real Estate in the US?

We have seen listings drop over 70% during this time. Therefore, inventor is lower. We have seen transactions under contract drop 80%. Over two thirds of all sales in our area are now under $400,000.

What does this all mean? It means that the market has shifted from a sellers’ market to a buyers’ market, with the advantage now to buyers, because there are fewer of them and consumer confidence is low due to the uncertainty and the job market.

Real estate transactions are classified as essential services in most areas. People need a place to live. Of course, all activities during this time are dynamic, fluid and ever changing, so check your local state guidelines for more information.

The first thing we all need to do is practice social distancing. This is very important.

With social distancing, for sellers, it will be important to update your pictures posted on line, and if possible work with your Realtor to video your home for viewing on a virtual tour. During this time more and more people will be shopping and viewing properties from their computer or smart phone. Creativity and imagination are important during this time. Keep this in mind, especially if you are a seller.

Open houses are no longer permitted for obvious reasons, so pictures and videos will play and even more important role, now more than ever to give prospective buyers a better feel for the listed property. This is a time when more pictures and video is better.

Unlike traditional home previews and showings, we have found that homes that are completely empty, where the sellers have moved out already, seem to be highly desirable for todays buyers. This goes against past practices with recommendations for home staging and is a sign of the times we are in. This is true for several reasons. The first is that with the house empty, there may be less risk for germs which are top of mind today. The second reasons is that a buyer may be able to move their family in immediately.

Buyer home visits are permitted on an area by area basis, but should be kept at an absolute minimum. We recommend that separate cars be taken when driving out to view the property; agent in one car and buyers in the other car. Practice social distancing. We also recommend that you wear gloves and masks for even more protection. We recommend that the sellers not be in the home and to leave about a half an hour before all buyer appointments. We recommend that sellers clean and disinfect everywhere possible before and after a showing, such as door knobs, surfaces, counters, light switches, faucets and even the lock box. We recommend that you wash your hands often.

We suggest that sellers turn on all lights and open closets and doors prior to a buyer visit, again to eliminate or reduce the need for others to touch things in your home.

We recommend that buyers only bring a minimal amount of family members or friends with them when looking at a house, again being mindful of local distancing and safety guidelines.

For buyers, please understand that your agent may not wish to be right next to you touring the house room by room, and may in fact wish to wait in the car, as all are parties are encouraged to practice social distancing.

We even recommend the agents FaceTime or do Zoom video tours with buyer clients if pictures, video and virtual tours are not published or just do not provide enough information or property views to assist a buyer in their evaluation.

Tips for home Sellers:

  • Virtual tours and home videos are an absolute must for today’s buyer who want to preview a property before going outside or even considering it
  • Clean, clean, clean and then declutter your home. This is especially important now as more and more people are viewing homes in advance via videos, so cleaned out countertops, closets, garages and rooms in general are very important. You want to give an impression of largeness, cleanliness, and openness
  • Price your home to sell. With this being a buyers’ market and credit tight, properly pricing your home is critical. Work with your Realtor to do a detailed comparative market analysis to help you.
  • Vacant homes are more desirable for buyers today, because the risk of germs is greatly reduced
  • Neutral colors. 98% of buyers today want neutral color as opposed to bold colors. Remove wallpaper and boarders. 79% of buyers prefer the light gray colors that are so popular today

Buyer insights:

  • Make sure that you are pre-approved for a mortgage before house shopping
  • Mortgage interest rates are very low and near historically low levels.
  • Deals. There are plenty of deals out there for eager home sellers, so take advantage of this if you are pre-qualified

What about settling a property during this time of national emergency?

We want to stress again, that we are all experiencing something unknown in our nation’s history, so all current guidelines (national, state and local) are changing and are being updated on a daily basis, with the priority on safety, caution and saving lives. So, with this said, many things that were requirements in a settlement such as Certificates of Occupancy and Smoke Certifications are now being done on an honor system because many offices are closed. But be sure that when this national crisis ends, local governments will be spot checking settlements done during this time to verify that all safety requirements are met and that people who said these elements were satisfied were actually met. If they find that there was false information provided, or safety elements such as smoke detectors, carbon monoxide detectors, fire extinguishers or hand railings that were not actually done, then severe fines and penalties will be imposed. Everyone is doing the best that they can during this time. Honesty, good faith, safety, common sense and social distancing must be the responsibility of everyone.

We wanted to share with you an often confounding yet common situation when dealing with transitioning an elderly loved one from their home of many years into a senior care community, or perhaps your home or even settling their estate. We are specifically referring to senior hoarding. This is real and the condition is known as Diogenes syndrome, and it is more common than most people realize.

Our senior loved ones are certainly part of the ‘greatest generation’ for sure. They have sacrificed for our nation, fought our wars, defended our freedom, were hard working Americans who put in long hours at work, saved and accumulated things over their lifetime. Now, as their caregiver, you may be faced with dealing with the task of trying to clean-up or sort through what they have accumulated over their lifetime. In many cases, the mass accumulation of things turns out to be senior hoarding. We often find homes with 4 or 5 blenders, toasters, lawnmowers, ladders, boxes of things that have never been opened or things never used and the list goes on and on…

Times have changed. Items that were valuable years ago are no longer desirable. Family members often have no use or desire to bring Grandma’s things to their home. Change can be hard, and sorting through a lifetime accumulation of possessions can be overwhelming to a senior who is already struggling with a loss of independence and to family members who are stressed out.

It is perfectly normal for an individual who has lived for many years in one location to acquire a lot of stuff, and for some individuals, letting go of the things they no longer need can be extremely difficult. Experts say seniors are prone to cluttering for a variety of reasons, including fear of loss, anxiety, and depression. Research also suggests that pre-Alzheimer’s personalities may trigger hoarding behavior, further complicating the issue for those already pre-disposed to this obsessive habit.

For families dealing with loved ones and parents who have slipped into a pattern of hoarding, it can be difficult to develop strategies for the kind of downsizing that is necessary to accommodate a move to senior housing. The individual may be ashamed of their living conditions, and reluctant to accept the help they need. They also may be fearful of being forced to let go of the items to which they have become attached and resist their family’s attempts at getting the clutter under control.

Of course, securing the homeowner’s consent and cooperation is only half the battle. Once you have the go-ahead to begin sorting through the collection, it is important to have a strategy for completing the task at hand. Here are a few suggestions for getting through the cleanup:

Call a professional. At Personal Property Managers, we specialize in helping families take stock of what they have, what is valuable or not and how to declutter. Often, going through an entire household after years of accumulation is simply too much for one person to undertake. Far better to work as a team with a common goal.

Set a date to start the project. Block off a section of your calendar when you can truly focus on the task at hand. Determine how long you will work, and then stick to the plan. You may not make it through the process entirely, but knowing you have a starting time, and a plan to wrap up the day’s work at a specific time, can help keep you on track.

Do it in chunks. Work room by room. Although you may have an entire house to wade through, you will do your best work by focusing on one room at a time. Besides, any large project is easier to complete if you divide it into smaller, more manageable tasks.

Use a system. Focus on the most used items. As you go through each room, set aside a place for each of the following: donations, keepsakes, items to be organized and put away, and trash. At the end of each workday, take time to put away the items you have chosen to keep. Be selective. Remember that you are downsizing, so make your selections carefully. You may actually need to go through this process twice as it is often difficult to make emotional decisions the first pass through.

Think about digitizing boxes and boxes of photos and photo albums.

Have donations and trash picked up promptly to prevent second guessing your selections. The sooner you have temptation removed, the better.

Once the cleanup is complete, check in often to make sure that day-to-day clutter is not getting out of control. Staying on top of the problem is far easier than wading through a year’s worth of accumulation, and maintaining a tidy living space will relieve stress for you and your loved one, as well as make the home safer for its inhabitants.

How Our Process Works

We begin by meeting with you and your loved ones families personally. This allows us to understand your estates personal needs and for us to develop a tailored solution to meet your individual goals. We offer extreme cleaning and extreme home cleanout services, removing contents from hoarder homes to multi-million dollar homes.

As certified Senior Real Estate Specialist, we then conduct a comprehensive market analysis, which will help give you and the estate a better feel for the value of the home, its contents and their value. We then will evaluate the contents of the property with you and the estate to ascertain what you and the estate wish to keep, give to friends and family, donate, shed, discard or move to a new home. A full inventory is done at this time and is sorted based on your direction to us.

For items of value, we can facilitate an Estate Sale or help remove contents and liquidate them.

For items you or the estate wish to part with, we will arrange for the disposal of them or donate them to charitable organizations. For items you or the estate wish to keep, we can arrange for them to be packed and moved. We then work with you or the estate to determine a moving schedule.

Lastly, we can assist in a final cleaning of you loved ones estate as part of our home downsizing and de-cluttering process, which is all geared to help you and the estate sell the property at the maximum value.

In addition to home downsizing and clean outs, we can help sell and liquidate all your estates household contents We work with you and the estate to identify which items you wish to sell, donate or dispose of. Together we develop realistic fair market value price points for all household contents. We even develop special website pages to market your estates contents.

As your estate asset liquidator, we have found that prospective buyers feel that there is a greater perceived value when a professional estate liquidation firm conducts your estates household estate sale.

Please note that the market for pre-owned items is entirely based upon the style, age and condition of your clients contents. As a result, not all things are saleable. Additionally, there will always be two different sets of values to any items. There is the seller’s perceived value, which may have a high emotional and sentimental value, and then there is the potential buyer’s view of the contents value, which is generally very different.
